Pre-Construction

At every step of the planning process, decisions impacting a project’s budget, schedule and outcome need to be made. We will help you make educated and thoughtful decisions, priding ourselves on collaborating with teams to ensure a seamless transition into tendering and construction.

  • • Site assessment.
  • • Establish project control budgets.
  • • Establish critical path schedules.
  • • Build mock-ups for decision makers review.
  • • LEED scorecard assessment (for LEED projects only).
  • • Value engineering.
  • • Pre-ordering of all identified long lead items.
  • • Prepare and coordinate bid call & receipt.
  • • Permit procurement.
  • • Tender to a minimum of three (3) qualified subcontractor bidders per division.

Construction

A proven process results in the right decisions being made. mform’s hard work and ability to navigate the pre-construction phase allows for a successful construction phase. Utilizing our proven protocols and controls to manage each task, our team ensures that the schedule and budget stay on course and proceeds towards a successful closeout.

  • • Collaborate with all key personnel to guarantee the completion of all project requirements and milestones.
  • • Accelerate shop drawings and samples from sub-contractors for review and approval.
  • • Uphold a standard for exemplary site supervision throughout all phases of construction.
  • • Coordinate the activities of direct client vendors.
  • • Organize weekly (or bi-weekly) site meetings and prepare minutes to be distributed within 48 hours.
  • • Arrange for inspections and testing.

Post-Construction

Often overlooked, post-construction is where stress can run high and construction management should kick into a higher gear. Our wealth of experience has taught us that the last 5% can sour or buoy a project.

We have created a specific Client Care team to enter a project during the closing stages and ensure that attention to detail and quality control isn’t lost. The work continues post-closeout as efforts shift to make sure that your space operates as intended.

  • • Commission the project and closeout.
  • • Direct a final premises deficiency report and disseminate to all parties for completion of their scope of work.
  • • Create and submit copies of all project closeout documentation to provide the client a complete operational record. This package will include:
  • ∙ As built drawings and reports.
  • ∙ Hydro test certificates, fire/occupancy test certificates.
  • ∙ Mechanical and electrical equipment operation manuals/warranties.
  • ∙ Guarantees, certificates of clearance & statutory declarations.
  • ∙ Maintenance information packages and records.
  • ∙ All permit drawings.
  • • Close all open project permits.
